In Hamilton you are responsible to your lot line the city is responsible after that. I upgraded a waterline in one of my properties to 1 inch last year for $3,300. That being said anything above 1 inch is solely the homeowners responsibility.

Is there a downpayment minimum on multifamily? I read somewhere 20% but I can't confirm
Really depends on your lender and type of financing. Commercial properties can be 30-40% down, and the definition of commercial changes by lender. Some lenders will allow 20% down on up to 6 units. Private mortgages and alternative lenders could have all sorts of mortgage terms. Best to reach out to an investor focused mortgage agent and get feedback for your specific situation. Would you recommend buying a primary property where you can rent out a portion to earn cash flow ?
100%. We have several videos on "House Hacking", where you live in a portion of the building and rent out another portion. It's literally the best step anyone could take on the path to financial independence. It should cut out like 40-60% of typical cost of living if you're able to get rid of your cost of shelter. Great question. I would ask your power team first for anything (local realtor, mortgage agent, real estate lawyer, CPA, contractors, etc).

Yes, with all transactions handled by Realtors, we have to use Fintrac. Now, with a private sale, there is a lot less scrutiny.

Actually, I thought we found a few that were reasonable from a cashflow perspective. The sweet spot for me is like $150-180k a unit. Cheers.

Haha. All people who benefit from buying a house telling you it’s a good time to buy a house. Of course prices are up - it’s spring. The question is how far they will fall after. We all know this.
I mean, the channel is geared towards investors, so yes, we anticipate seasonality. We also know that the past is a good indicator of the future (forecasting), and can use that to gain insight into where the price may go given all the other factors that contribute to market rates. Cheers.
